Alimos Marina: The road to a 100 million euro redevelopment for tourism and yachting is open

The investment plan for the redevelopment of Alimos Marina has received the “green light” for the issuance of final permits, with the pre-approval of the building permit by the relevant Municipality’s Building Service. This is an investment of 100 million euros in the largest marina in Greece and one of the largest in the Eastern Mediterranean, which is being launched by the ELLAKTOR Group and its subsidiary REDS and aims to modernize the marina area and connect maritime tourism with urban life, culture and recreation.

Alimos Marina is the main base for the Greek yachting tourism market and the upgrade of the facilities and services it offers is expected to give a new boost to maritime tourism.

A landmark project for the Athenian Riviera

The 210-hectare land area will be developed with buildings with a total area of ​​17,750 sq m, new parking spaces and infrastructure that will upgrade the coastal front of the capital. The design includes a high-standard hotel on the western side, a space that will be a reference point for hospitality in the area, as well as new uses along Poseidonos Avenue with offices, shops and dining areas.

Restaurants and recreational areas are planned at the central pier, while the operation of the Alimos Nautical Club will continue in a new location, with upgraded facilities. At the same time, the marina will be able to serve 979 boats, of which 873 will be pleasure boats, 95 will be nautical sports boats and 11 will be fishing boats, which strengthens Greece’s position as a leading destination for sailing and maritime tourism.

Connecting sea, city and culture

The philosophy of the regeneration is not only about infrastructure. The design incorporates green spaces, cycle paths and pedestrian paths, as well as the upgrade of the swimming pool, so that the Marina functions as a hub for sports and culture. With easy access via trams, buses and road axes, a space is created that is open not only to visitors by boat but also to residents of Athens and the southern suburbs.

This strategic city-sea connection reinforces the character of the Athenian Riviera as a multidimensional destination, capable of combining the city break model with maritime tourism, gastronomy and entertainment experiences.

The investment dimension

REDS, following its full acquisition by the ELLAKTOR Group, undertakes the implementation of the project, which will begin in 2026 with a completion horizon of approximately 20 months. In the first half of 2025, Alimos Marina contributed decisively to the Group's revenues (6.8 million out of a total of 8.8 million), confirming its potential as a key asset.

At the same time, the new subsidiary REDS Hospitality marks the Group's shift to the hospitality sector, with Alimos Marina being part of a more comprehensive tourism development strategy.

Catalyst for tourism development

The upgrade of Alimos Marina is expected to create new jobs, strengthen the local economy and contribute to strengthening the international image of Athens. With maritime tourism remaining one of the country's strongest assets, this investment is expected to act as a catalyst for attracting new markets, diversifying the tourism product and connecting the Greek capital with the international yachting map.
