Annual revenue of over 43,000 euros for Airbnb in Mykonos and Santorini

The short-term rental market in Greece is emerging as a particularly attractive investment, as its returns, especially on the Greek islands, are impressive.

According to data from the last 12 months (up to March 2025), island destinations, such as Mykonos and Santorini, offer the highest revenues in Greece, with an annual turnover per listing exceeding 43,000 euros.
Specifically, these islands generate an average income of €46,770 and €43,513, respectively, with an average occupancy rate of 70% for Mykonos and 77% for Santorini, thanks to high daily rates (€192 and €163) and strong demand for them. The data comes from an analysis by Airbtics, following an evaluation and formulation of a composite investment attractiveness index. The key factor is the return on investment in relation to the value of the property, while the degree of market regulation (with short-term rental-friendly regimes being rated positively), the size of the market, the development or saturation of the area and the degree of seasonality (with less seasonality being considered an advantage).

Athens, with over 13,000 active listings, is the largest short-term rental market in Greece. With an average occupancy rate of 72% and a daily rate of 70 euros per night, it offers owners an annual income exceeding 17,000 euros.

In terms of the number of listings, Athens is followed by Santorini (4,405), Rhodes (3,884), Thessaloniki (3,069), and Mykonos (2,712).

Rhodes has an average occupancy rate of 72% and revenues of almost 26,000 euros per year, while Thessaloniki has the lowest occupancy rate (61%) and the lowest returns in Greece (around 13,000 euros per year).

Chania and Corfu also maintain strong performances, with average nightly rates between 90 and 111 euros and occupancy rates around 72%, which translates into annual revenues of over 23,000 euros and 28,000 euros.

Smaller island destinations, such as Naxos, Paros, Zakynthos, and Skiathos, have a smaller number of listings, but still show remarkable occupancy rates (over 74%) and excellent yields. Naxos stands out among them, with an annual income exceeding 33,000 euros.

Moreover, the short-term rental market in Greece has been booming in recent years. According to data from the Independent Public Revenue Authority, declared short-term rental income in Greece in 2024 reached 874 million euros, showing an increase of 128 million euros or 17.1% compared to 2023 (746 million) and 330 million euros or 60.6% compared to 2022 (544 million).

The same data shows that active short-term rental properties today reach 213,000, increased by 4.4% from 2024 (204,000), by 20.3% from 2023 (177,000), and by 53.2% from 2022 (139,000). This means that for every 2 properties that were in short-term rentals in 2022, one new one has been added.
