Short-term rental: 1.15 million available nights in March in Greece

A “rally” of growth is recorded in the short-term rental supply in Greece, with overnight stays in March 2025 amounting to 1.15 million.

Specifically, the previous month closed with a decline in average occupancy by 4 percentage points (-8% year-on-year), which, however, is mainly attributed to increased supply and not to a decline in demand.

According to data presented by AirDNA for last month, listings in Greece increased by 5% compared to March 2024, but the number of available listing nights, that is, nights that were available for booking, soared by 20% to 1.15 million compared to 964,000 in March 2024 and 712,000 in March 2019, creating more supply in the market than could be absorbed that month. This means that more hosts had their properties available for booking for more days during the month.

Looking at the decrease in occupancy caused by the increased supply, the smallest gap compared to March 2024 is observed in luxury and budget short-term rental options, with a decrease of 3% for each. In contrast, mid-range accommodations had a greater decrease in occupancy, indicating that the oversaturation in supply had a greater impact on this market segment.

In contrast, in Thessaloniki, upscale and luxury accommodations recorded an increase in occupancy by 4% and 6%, respectively, on an annual basis, indicative of the shift in demand towards more quality accommodation options.

At the European level, March was characterized by a mild increase compared to last year in demand (+1.8% on an annual basis), reduced occupancy (49%, -7.3% compared to 2024), a small decrease in prices (-1.8% to 145 euros) and a decrease in revenue per available night (-8.9%, to 71 euros).

The postponement of Catholic Easter to April played a decisive role in shaping this picture, as many postponed their travel plans for April.

Total available listings reached 3.3 million, up 4.6% from March 2024, and demand for overnight stays reached 26.6 million, showing a slight decrease of 1.8%.
