Public campsites on the Superfund's agenda: Asprovalta takes its turn - Kriopigi follows

The program for the development of public campsites by the Superfund (EESYP) and its subsidiaries, ETAD and HRADF, is in full swing, with the aim of upgrading and economically exploiting properties of high environmental and tourist value, through long-term leases or sales. The strategy focuses on attracting investors who can transform abandoned or under-operated campsites into modern tourist units or complex developments with a green footprint.

Asprovalta Camping in the spotlight

In the near future, the Superfund is planning to announce a tender for the development of one of the largest camping units in the Balkans: Asprovalta Camping in Northern Greece. The property-fillet extends over 250 acres of verdant land, just 2 km from the Nigrita Wildlife Sanctuary and close to the Koroneia-Volvi National Park.

With a capacity of 2,880 people and 710 places for tents or caravans, it has 10 huts with a total capacity of 40 people, as well as service buildings (laundry, supermarket, medical office, etc.). The unit is adjacent to a vast white sand beach, while its configuration with sports areas, bike paths, and a playground makes it an attractive pole for mild tourism development.

Kriopigi in Halkidiki follows

Immediately after Asprovalta, a competition follows for the Kriopigi Beach and Camping in Halkidiki. The property has a 750 m. frontage on a beach with high tourist demand during the summer months, while it hosts camping facilities with a capacity of 132 places. It is located on a hill with rich pine vegetation and a view of the bay of Kassandra and, according to the plans of the ETAD, is considered suitable for the development of holiday homes, hotel facilities, and recreation centers.

From Komotini to Koniaviti: New capital and reorganizations

In June 2025, ETAD handed over the management of the Fanari camping site in Komotini to the newly established company “Thalatta Camp”, following a competitive tender process. The lease concerns an area of approximately 56 acres, with a duration of 20 years and the possibility of extension for an additional 10 years, for an annual rent of 99,750 euros. The new tenant plans extensive reconstruction works to upgrade camping tourism in the wider area of the Xirolimni lagoon, within the Natura network.

At the same time, HRADF declared INMO PARCK INVEST S.A. as the preferred investor for the Thermal Spring and the Koniaviti Camping Site, covering an area of over 593 acres. The transaction price reaches 11 million euros, while the investment plan foresees at least 200 million euros in tourism upgrading projects, construction of a luxury hotel, holiday homes, a marina, a spa, and commercial facilities. The development is based on an ESCHADA study and will be implemented with a strong environmental forecast.

High-level investment interest for Possidi Kalandra

The Possidi Beach and Camping in Kalandra, Halkidiki, are already attracting strong investment interest. Eleven candidates participated in the HRADF process, including big names in tourism and real estate:

Ikos Resorts, through Ikos Bidco M.A.E., seeks to expand the all-inclusive luxury brand.

LAMDA Development with a history of participation in emblematic projects.
The Italian Campeggio Bella Italia Spa with experience in premium camping on Lago di Garda.
DIT HOTELS from Bulgaria and the Greek Ergodomi S.A., with a presence in the hotel sector.
Also participating were companies such as DAMCO Energy of the Copelouzos group and Smart Property Fund AD, with a broader investment interest in tourist and holiday properties.
Possidi already has an ESCHADA, with the zoning of a tourism-recreation zone, and a Presidential Decree is expected for the approval of the SMP, allowing the implementation of a set of modern tourist facilities.

Prospects and challenges

The activation of investment interest around public campsites proves that alternative forms of tourism, such as camping tourism, have potential when accompanied by high-quality infrastructure and sustainable design. However, challenges remain around environmental carrying capacity, land uses, the reactions of local communities, and the necessary balance between development and protection of natural areas.

The challenge, for the Superfund and investors, is to prove that public property can be utilized in a way that enhances tourism, highlights the natural environment, and offers social return.
