Dimand: Aiming for a strong presence in hospitality – 800 million euros in investments in Gournes and Kantza

Dimand has set strengthening its presence in the hospitality sector as a strategic goal, recognizing the momentum that tourism and the development of hotel infrastructure are gaining in the Greek economy. As stated by the company’s CEO, Dimitris Andriopoulos, Dimand seeks to create the “critical mass of tourism product” that will allow it to gain a distinct footprint in the sector and attract capital from international investment funds specializing in hospitality.

This strategy is beginning to be clearly reflected in its investment plan, with two new hotel projects totaling 800 million euros. euros to be put on track for implementation from 2026. This concerns the redevelopment of the former American base in Gournes, Heraklion, and the development of the Kampas estate in Kantza, two areas that the company describes as “urbanly mature” and with clear prospects for development.

Tourist surplus value in Gournes

In Gournes, Heraklion, Dimand plans to develop two luxury hotel units with a total area of ​​60,000 sq m., along with additional infrastructure and the possibility of operating a casino. The final form of the project will be shaped based on a new master plan, which is expected to be completed by the end of 2025. Construction is estimated to begin in 2026 and will last four years.

Kantza: Mixed-use with a tourism footprint

On the Kampas estate, Dimand is planning to develop 90,000–95,000 sq m. of residential, commercial, and industrial properties, as well as hotel facilities. The master plan is currently in the planning phase, with the aim of finalizing it in 2025 and transforming it into a full business plan in 2026. The company does not rule out co-investments with international tourism operators.

Expansion in Thessaloniki

Its tourism strategy is also strengthened by its presence in Thessaloniki, where the property of the former FIX factory is planned, in addition to mixed-use, to develop a hotel unit. The project is maturing in terms of design, in collaboration with the architectural firm Foster & Partners, and work is expected to begin in late 2025.

Beyond tourism: Dimand's other investments

In parallel with the shift to hospitality, Dimand maintains a rich and diversified portfolio of mixed-use, logistics and office projects. It currently has 10 active projects, many of which are scheduled to be completed by 2027.

Piraeus Tower: Targeted for divestment within 2025 – the property remains 75% leased.
MINION and former EEDE building (Patisia): Tenants have already been found and sale negotiations are underway.
Softex redevelopment (Votanikos): Moving forward with two preliminary lease agreements, while completion is expected in 24 months.

The TEE building in Maroussi: In co-investment with TERNA and Athens Medical – delivery within 2026.
Korai 4 property: Works in progress – will house Piraeus Bank offices.
Neo Faliro: Mixed-use project with the participation of the Ioannou family and AVAX, with start-up in late 2026.
Logistics hub in Thessaloniki: In the Balkan Export property, with strong interest from international tenants.
Continued mobility

The company is examining new investment opportunities in Greece for the period 2025–2027, while the Skyline project (in collaboration with Premia, EBRD and Alpha Bank) is showing commercial overperformance, with sales prices 30% higher than initial estimates.

Selective interest in concession projects

Dimand declares its distance from narrow public sector and PPP projects, with the exception of concession projects that incorporate substantial development content, such as the planned TIF redevelopment project.

Dimand highlights tourism as a key growth driver for the coming years, while at the same time strengthening its investment footprint in residential, commercial, and logistics projects, creating a strong and flexible portfolio that withstands market challenges.
