Athens Hotels | Performance is improving, is there a plan to welcome more tourism to the city?

With satisfactory increases in the average room rate (ADR) and revenue per available room (RevPar), the first four months of 2025 closed for Athens hotels.

Specifically, according to data from the Athens, Attica, and Argosaronic Hotel Association:

• The average room rate was 136.24 euros, recording an increase of 5.6% compared to the corresponding four months of 2024
• The revenue per available room reached 91.67 euros, recording an increase of 7.4% compared to the previous four months.
• The average occupancy rate in Athens hotels during the first quarter of 2025 was 67.3%, with a slight increase (1.6%) compared to the corresponding period last year.

April 2025, according to the ΕΧΑΑ, although the best performing month of this year's four-month period, falls short in terms of average occupancy and revenue per available room compared to April 2024, recording an average occupancy rate of 78.4% this year compared to 83.1% in April and giving a RevPar of 128.33 euros, compared to 130.01 euros in April 2024. An improvement (by 4.6%) is recorded in the Average Room Rate (ADR), which rose from 156.52 euros reached 163.68 euros.

Comparison with competing cities

According to the Association, Athens' percentage performance in the first four months was approximately at the same level as hotels in Rome, Madrid, Barcelona, and Istanbul. The average occupancy of Madrid hotels in the four months recorded a small increase (+0.1%), Barcelona's a marginal decrease (-0.7%), while the occupancy of Rome and Istanbul recorded a small increase of 0.9% and 3.3% respectively compared to the corresponding period in 2024.

In terms of average room rate (ADR), we observe an increase for Athens by 5.6%, for Rome by 5.9%, for Madrid by 10.6%, for Barcelona by 0.8% and for Istanbul by 1.3%.

Correspondingly, revenue per available room (RevPar) in the first quarter of 2025 increased by 7.4% for Athens, 10.8% for Madrid, 0.1% for Barcelona, ​​6.9% for Rome, and 4.7% for Istanbul.

Commenting on the data for the first quarter, the President of the Athens - Attica and Argosaronic Hotel Association, Mr. Evgenios Vasilikos, stated:

“The performance of “now” accurately describes the increased responsibilities and needs of “tomorrow”: As we observe, not only from our own research but also from other comparative data and reports that see the light of day (such as those of “ICCA GlobeWatch: Business Analytics – Country & City Rankings 2024” that were recently given in the context of IMEX Frankfurt 2025 and concern, among other things, the good progress and ranking of Athens as an international conference city), the improved tourism performance constantly generates new needs, more demands, but also a multitude of question marks…

Is there a forecast? Are the necessary projects being implemented so that not only the private but also the public infrastructure and services offered by Athens, with its millions of inhabitants, can adequately respond to the great challenge of Tourism?

In our view, the necessary projects and services in each destination must precede the arrival of a larger number of visitors, just as the existence, operation and promotion of an international conference center of medium to large capacity must precede the attraction of top events and conferences.
