Hotel “fever” in Athens: New investments change the face of the city

Athens, a city rich in history and culture, is experiencing an unprecedented wave of hotel investments that is expected to radically change its tourist face. From Kolonaki to Omonia and Syntagma, new luxury hotels are springing up, upgrading the quality of hospitality and attracting higher-income visitors.

Kolonaki: The epicenter of luxury tourism

Kolonaki, one of the most prestigious areas of Athens, is at the center of investor interest. Antonis Iliopoulos’ Empiria hotel group is launching the creation of a new 5-star boutique hotel at 31 Akadimias and Amerikis streets. The property, leased by the National Defense Fund, has a total area of ​​2,750.52 sq m., and the investment is expected to exceed 10,000,000 euros. The new hotel, which will open in 2027 under the brand of an international hotel group, will feature 42 suites and two restaurants (one on the roof garden overlooking the Acropolis and Lycabettus and one all day on the ground floor).

In addition, at 23 Voukourestiou Street and Alexandrou Soutsou Street, a six-story office building from 1931 is being converted into an 18-room luxury boutique hotel by Valenci Venture 5 Sole Proprietorship Company and will be operated by SWOT Hospitality.

At 36 Akadimias and Omirou, next to the 5-star Academias Hotel, Autograph Collection, the building permit was approved for the conversion of an existing building (the CHAN building) into another 5-star hotel. The investment is being implemented by ASSOCIATES SPV 1 SA, owned by Lebanese Ralph Yazbek, who also operates the adjacent Academias Hotel.

Omonia: Regeneration through hotels

The Omonia area, which has been in decline for years, is being regenerated thanks to new hotel investments. On Aiolou Street, two new hotels are planned to be created. The first, at 38 Aiolou and 1 Agia Irini Square, will be housed in a listed building from 1837, which will be converted into a hotel by ARDH IKE. This building, with a rich history, had previously operated as the aristocratic hotel "The East" and later as "Byron". The second, at 81 Aiolou, will be created by "AIOLO 81 IKE" in a building that housed offices and shops.

Klafthmonos Square Area: New Hotel Landmark

Next to Klafthmonos Square, at the intersection of 16 Praxitelous and 2 Paparrigopoulou Streets, e-EFKA announced a tender for the lease of the building with the aim of converting it into a hotel or tourist accommodation. The three-story building, with a total area of ​​1,152 sq m, is expected to be transformed into a new hotel landmark in the area.

Development prospects and challenges

New hotel investments in Athens create significant development prospects for the city. They are expected to boost the local economy, create new jobs and enhance Athens’ image as a tourist destination. However, there are also challenges that need to be addressed, such as managing increased tourism, upgrading infrastructure, protecting cultural heritage, and ensuring the sustainability of investments.
