The acquisition of the three hotel units in Halkidiki from Goldman Sachs Asset Management by the Sani/Ikos Group, which Tornos News wrote about this morning, has been officially confirmed.

The announcement in detail:

The Sani/Ikos Group (“SIG”), a hotel group with privately owned luxury resorts in Greece and Spain, announces the acquisition of the Athos Palace, Pallini Beach and Theophano Imperial hotels in Kassandra, Halkidiki. The Group will proceed with the complete reconstruction of the three units, with the aim of creating Ikos Kassandra, the first Ikos Grand Resort, setting new standards for luxury all-inclusive hospitality. This new strategic investment by the Sani/Ikos Group will amount to over 400 million euros.

Scheduled to open in April 2029, Ikos Kassandra will be the largest Ikos Resort to date, offering unique facilities and amenities that will further enhance the high level of all-inclusive experience that has established the Ikos brand internationally. The resort is located in the Kallithea area of Kassandra, just one hour from Thessaloniki International Airport, and extends around a 600-meter beachfront with panoramic views of Sithonia, the Toroneos Gulf, and the island of Kelyfos.

The luxurious resort will feature 750 rooms, suites, and villas, combining modern architecture with the natural beauty of the area. In an area of 160 acres, guests will enjoy lush gardens, communal and private pools, a spa, sports facilities, and areas exclusively designed for families and adults. Ikos Kassandra and its central beachfront promenade will host over 30 restaurants and bars, offering options from casual dining to Michelin-starred culinary experiences, as well as theaters, spas, clubs for children and teens, sports academies, and experiential activities for all ages.

With the launch of Ikos Resorts in 2015, the Sani/Ikos Group redefined all-inclusive luxury, introducing the Unconditional Luxury model, which combines refined European aesthetics, five-star services, award-winning gastronomy, and warm Greek hospitality. Celebrating 10 years of dynamic growth, the Ikos brand continues to evolve, focusing on quality and sustainability.

Today, the Group operates 12 award-winning privately owned Sani Resort and Ikos Resorts in Greece (Chalkidiki, Corfu, Kos) and Spain (Marbella-Estepona, Mallorca), while expanding with three new five-star Ikos properties: Ikos Kissamos in Crete, Ikos Marbella in Spain and Ikos Cortesia in the Algarve, Portugal, which will open between 2026 and 2028, adding over 1,200 rooms, suites and villas. With the addition of Ikos Kassandra, the Group’s capacity will exceed 5,600 rooms by 2029. At the same time, significant investments are also underway at Sani Resort, such as the renovation and expansion of Sani Asterias, the renovation of Sani Club (both to be completed by April 2025), as well as the renovation of Sani Beach, which, among other important projects, is planned in two phases by April 2028.

5-year investment plan of over 1 billion euros

These developments are part of the Sani/Ikos Group’s five-year investment plan of over 1 billion euros, aimed at strategic growth in the Mediterranean and creating value for destinations. During the construction phase, Ikos Kassandra will employ a total of 1,000 workers, while upon its commencement of operations, it will offer 1,300 direct jobs. At the same time and in accordance with the Group’s established strategy, cooperation with local producers and suppliers will strengthen the local economy and employment.

In the field of sustainability, the Sani/Ikos Group is consistently pioneering, investing in innovation, and sustainable hospitality. Through the ESG, Sani Green and Ikos Green programs, it implements zero-carbon initiatives with a horizon of 2030, zero waste to landfill, the elimination of single-use plastics, as well as actions to protect local biodiversity, collaborating with environmental organizations and bodies. It also develops targeted social responsibility actions with a substantial impact on local communities.

The investment in Ikos Kassandra strengthens the dynamics of Greek tourism, further establishing Halkidiki as a leading luxury destination in the Mediterranean, contributing to the expansion of the connectivity of Thessaloniki International Airport with important markets in Europe, and strengthening the accessibility and long-term development of the region.
